Annual Electrical Safety Inspection Visit – Scope

Robies electrical team to perform visual safety inspection of electrical components within the
home. This inspection is a non-intrusive visible inspection. While the covers on all electrical panels
will be removed for inspection, Robies will not be looking in walls, inside of receptacles, etc.
This is a high-level visual inspection intended to identify items that the homeowner should be aware of.

Inspection Summary:

  • Visual inspection of main electrical service, including:

    • Main panels & subpanels – interior and exterior condition & integrity
    • Meter socket and touch point to home – condition & integrity
    • If needed, Robies will tighten main lugs and breaker lugs

  • Visual inspection of breakers and breaker wiring

  • Identification of overloaded circuits that are visibly obvious

  • Identification of outdated or unsafe components

  • Identification of conditions that may present a fire or shock risk

  • Visual inspection of grounding and bonding system – condition and integrity

  • Review of overall system capacity – is load within electrical service parameters
  • Visual inspection of switches, receptacles, dimmers, junctions, etc.
  • Scanning for rust, signs of wear, rubbing, corroding, improper installation, etc.
  • Scanning for code violations – simply to make homeowner aware
  • Test of critical safety protections:

    • Visible GFCI and AFCI devices
    • Smoke Detectors
    • CO Detectors

A full summary will be offered with all findings & any recommendations to improve safety & reliability.
